Long-term lease for The Cook’s Studio at New Village

Colliers, the leading global commercial real estate services firm, announces it has secured a long-term lease for The Cook’s Studio at TRITEC Real Estate Company’s New Village at Patchogue, a mixed-use development on Long Island. A Colliers’ team, led by vice president’s Maria Valanzano and Steven D’Orazio, represented the landlords TRITEC and UBS. Michael Tucker from Daniel Gale represented The Cook’s Studio. 

Located in the heart of downtown Patchogue, New Village has been reinvigorating the surrounding community for the last several years, attracting other tenants including Southdown Coffee and Affiliated Agency Insurance. Developed by TRITEC and completed in 2014, the New Village at Patchogue has helped create a pedestrian-friendly environment, which has contributed to the revitalization of the Village. The new retail tenants will reactivate Village Green and bring new and exciting services and products to the people of Patchogue.

New Village at Patchogue offers 291 apartments, as well as 45,000 square feet of retail and 17,000 square feet of office space. The project has become closely ingrained in the community, hosting public outdoor concerts, resident events and festivals. A study completed by the Long Island Regional Planning Council found that in Patchogue, project construction, new construction, non-local household spending, and downtown business operations had created $693 million in total economic output over a 16-year period. In 2019 Patchogue was added to the national list of Great Neighborhoods by the American Planning Association.
