Beechwood at the Waterways, in Moriches, recently launched their pre-construction sales, including 34 condominium homes for 55-plus adults. The models are villa-style with floorplans starting in the mid-$600,000s, including multiple amenities near the Moriches Bay.
The Town of Brookhaven approved the project in August 2025 and foundation work began in November of that year. The first residents are expected to move in in the fall of this year.
In the first phase of the project, Beechwood is set to build 34 homes within the existing development of Waterways at Bay Pointe, a gated community built in the ‘80s with 346 sold homes.

The condos are the first of three phases. Occupancy, according to Beechwood representatives, is expected for late 2026.
Floorplans will include two bedrooms, two to two-and-a-half bathrooms, 1,485 to 1,938 square feet of living space, and a one-car garage with interior access.
Ground-level floorplans incorporate basement options, a primary suite with oversized closets, and a covered front porch and rear patio. Upper-level floorplans have a primary suite and a second bedroom, a den, a mezzanine loft area, vaulted ceilings, a covered porch entry and private balcony.
The Beechwood community amenities include a private clubhouse, resort-style waterfront pool and deck, tennis courts, bocci courts, a private marina and walking trails.
